We did two assessments back to back - two different homeowners, two different houses, same devastating result. Both had to completely rip out their flooring and subflooring because moisture from their crawlspace had done so much damage there was nothing left to save. That is not a cheap fix. We are talking full structural replacement just to get the home back to square one.

What you see here is what comes after that kind of damage is discovered. Fresh pressure-treated floor joists going in from scratch because the old ones were too far gone. No subfloor yet, no finished floor - just bare crawlspace dirt visible below and an entire room stripped down to nothing. It is a jarring thing to see inside a lived-in home.

The hard truth is that this kind of damage does not happen overnight, but it also does not announce itself. Moisture builds up quietly in a crawlspace. Wood softens, weakens, and eventually fails. By the time a homeowner notices a soft spot or a squeak, the damage underneath is often already extensive. Both of these homeowners had no idea how bad things had gotten until it was too late to avoid a full tear-out.

After seeing the scope of what they were dealing with, both homeowners asked us to quote crawlspace encapsulation. That is the right call. Encapsulation seals off the crawlspace from ground moisture, controls humidity, and protects the structural components - the joists, the subfloor, everything - from the conditions that caused this damage in the first place. It is the difference between spending money now on prevention versus spending a lot more money later on replacement.

Two assessments in 24 hours. Same story. If your home has a crawlspace and you have never had it looked at, this is worth paying attention to. Moisture problems under a home are common along the Gulf Coast, and they are a lot easier to deal with before the floor starts coming up.
