




Most homeowners in Pensacola never look under their house. That's not a criticism - it's just the reality. The crawlspace is out of sight, and unless something feels soft underfoot or a smell starts creeping in, there's usually no reason to think about it. But what's down there can quietly do a lot of damage before anyone notices.
When we get under a house to do an inspection, we're looking at everything - the framing, the subfloor, the beams, airflow, moisture levels. What we find tells us a lot about what the house has been dealing with over time. In cases like this one, the wood shows clear signs of prolonged moisture exposure. Darkened framing, discoloration across multiple surfaces, and active fungal growth along the edges of the wood. That white, powdery buildup you see on the framing is fungus. It doesn't go away on its own.
Fungus on crawlspace wood is almost always tied to a moisture problem. The two go hand in hand. If the humidity stays high down there long enough, wood becomes the perfect host. Left alone, it keeps spreading - and over time it breaks down the structural integrity of the wood it's growing on. That's when you start getting soft floors, bouncy spots, and worse.
What we do during an inspection is document what's actually there and explain it in plain terms. No pressure, no scare tactics. If there's fungus growth that needs treatment, we'll say so.
